It starts with inspections. We conduct thorough inspections before a tenant moves in and after a tenant moves out to document the condition of your home and evaluate any work that needs to be done. We also conduct a walk through after the tenant has been in the home 90 days and an annual walk-through to ensure there isn’t any deferred or unreported maintenance, and to make sure your tenants are following the terms of their lease agreement.

Our maintenance services are also customized to meet your unique needs. We have an in-house maintenance staff, which means all repairs, turnovers, and assessments are done efficiently and at the lowest possible cost. When there’s something more complicated that requires professional expertise, we have a preferred list of vendors who give us discount pricing and fast service.

We have an in-house maintenance technician available 24 hours a day and seven days a week in case there’s a maintenance emergency at your property. It’s important that your tenants understand what an emergency is and how to mitigate any further damage to your property while keeping themselves safe. For example, we train our tenants to know that a broken garbage disposal is not an emergency. They also know where to find the shut-off valves for water and gas. They know to call 9-1-1 if there’s a fire.
